Why a Polyaspartic Floor?
Bare concrete stains, dusts, and soaks up oil. A coated floor seals it under a tough, glossy surface you can sweep and mop in minutes. We use a polyaspartic system because it handles what Arizona garages put it through.
Made for Arizona sun
The clear polyaspartic topcoats are UV-stable, so the floor by your garage door won't yellow the way many epoxy-only floors do.
Stands up to daily use
Hot tires, tools, oil, and household chemicals all wipe up instead of soaking in.
Back in your garage fast
Installation takes about two days. You can walk on it the next day and park on it after three.
Our 5-Layer Process
A coating is only as good as the prep underneath it, so every floor starts with diamond grinding, not acid etching.
Grind & repair
We diamond-grind the concrete, edges included, patch minor cracks, and caulk the expansion joints.
Primer
A 2-part bonding primer locks the system to the concrete.
Base coat
A tinted polyaspartic base coat is matched to your flake color.
Full-chip flakes
Flakes are broadcast into the wet base for full coverage, then scraped and vacuumed smooth.
Two clear coats
Two high-gloss clear polyaspartic topcoats seal everything in. Stem walls and step-ups are included.
Choose Your Flake Color
Every floor is a full-chip finish in one of these 12 blends. We'll bring samples to your estimate so you can see them in your own garage light.

What to Expect
Installation takes about two days. Once the last coat is down, give it time to cure:
Before we arrive
- Clear the garage. Moving everything out of the garage is the homeowner's job.
- Water softener? We can leave it in place and coat around it, or you can have a plumber remove it temporarily.
- Other projects? If other trades are working in the garage, schedule the floor last for the best finish.
Lifetime Warranty
For as long as you own the home, the coating is covered against lifting, peeling, and delaminating from the concrete under normal use. The warranty belongs to the original owner and does not transfer.
Minor crack repair is included. Concrete keeps moving, though, so we can't guarantee repaired cracks won't come back.
Installed by Specialists
Gryffin handles your estimate, scheduling, and billing. The floor itself is installed by our licensed flooring partner, an East Valley crew that does nothing but floor coatings.
Where We Install

Garage Floor Coating FAQs
How is pricing figured?
Every floor is priced at a free, no-pressure estimate. We measure your garage, check the concrete, and give you one price that covers prep, minor crack repair, all five layers, and your stem walls. The minimum floor size is 400 sq. ft.
Is polyaspartic better than epoxy?
For an Arizona garage, the polyaspartic topcoats are the big advantage. They resist UV yellowing and cure fast. Our system still uses a bonding primer underneath for adhesion, so you get the strengths of both.
Will it be slippery?
The full-chip flake finish adds texture, so it has more grip than a smooth, solid-color floor. Any glossy floor gets slicker when wet, so wipe up spills.
Can you coat my older or cracked floor?
Usually, yes. We look at the concrete, any old coatings, and the cracks at your estimate. Let us know if your slab is post-tension. It's common in newer East Valley homes and we'll plan around it.
How do I keep it looking new?
Sweep it and mop with hot water. Skip soap-based and abrasive cleaners, which dull the gloss. Put a wood block under kickstands and jack stands, and use a mat under golf-cart batteries.
Can I get my garage door and floor done together?
Absolutely. Ask about pairing a new door, opener, or tune-up with your floor so the whole garage is finished at once.
